Architectural design for Planning and Building Regulation approvals

Design and Preparation of Plans for Planning, listed Building Consent and Building Regulation approval (Statutory approvals).

 

For most types of development Planning Permission will be required, however in some instances usually for small single storey extensions it may not be necessary to apply for planning approval as the work may be carried out as permitted development. Advice as to whether or not the building work is classed as permitted development will be given.

The Local Authority may require further details depending upon the scale or type of proposal. For instance, a Design and Access Statement, a Bat Survey, an Environmental Impact, Flood Risk Assessment, or additional reports and calculations may be required.

 

When a new building or extension is to be built or alterations to an existing building are to be carried out it will be necessary to prepare detailed technical drawings and apply for Building Regulation approval.

When plans are prepared for Building Regulation approval, it is usually necessary to include the following:

•A block / location plan to a scale of not less than 1:1250.

•A floor plan to a scale of not less than 1:100.

•Elevations to a scale of not less than 1:100.

•A cross section of the building to a scale not less than 1:100.

•A specification of materials and construction standards.
